Upon arrival we will walk the property together, discuss your wish list, identify site challenges or existing problems, review ideas and photos from past projects and start to find out how we can design your ultimate outdoor living space!

Design packages are based on your requested wish list. Since each space we visit is different with unique challenges there is no set pricing. Prior to starting you will be presented with a design fee agreement that includes detailed information regarding the design, work scope and required number of design hours as well as all design review meetings.

As a designer and project manager since 2001 we are highly involved in construction techniques as well as pricing. Since we're not motivated by the final cost or potential profits from your project, our goal is always to get you the most for your money instead of what is most profitable for the builder. From our initial consultation we will be able to establish realistic goals based on your budget. The most successful projects always start with the most realistic expectations!

All designs will be presented in high quality 3D format. At this time we setup a design review meeting and begin to cover all the details of your design concept. Changes are normal! The fun part is us working together while our talented designers make changes on the screen right in front of you. This is a huge part of the custom(er) design experience. Once the concept is perfected, we will move on to preparing your final plans.

Your design will be converted from 3D format to scaled, printable, accurate drawings that will be ready for competitive bids! Having one cohesive, well thought out plan makes the bidding process painless. All contractors will be estimating the same specs which leaves little room for deviation. One design, three accurate bids and you’re on you way!
